Here is a home inspection “RED FLAG” that the homeowner can recognize in regards to drainage issues.
Drainage issues:
Poor drainage around the house foot print can lead to a wet crawl space, exposing wood framing to unusual moisture conditions, wood decay, and the dreaded attraction of pests. Termites continually forage and water is a key element that can attract unwanted pests.
Simple cures:
- Repair missing/damaged gutters and downspouts.
- Raise the soil slope near the foundation foot print.
- For about six feet or more the general soil slope should be away from the footprint.
- Correct any negative grading.
Another common architectural design featured in the Hilton Head Island and Lowcountry area is planter foundations incorporated into the raise foundation. If efflorescence is observed, illustrated in the photo, take appropriate invasive investigation and correct the as required. If you see an exterior condition similar to this, just imagine what might be concealed inside the house foundation.
